Oahu Real Estate Market Update – October 2026
Single-family homes are selling in record time in 2026, compared to recent years, while competition for available homes continues to put pressure on prices.
The Oahu residential real estate market continued to show two distinct trends in October 2026. The median single-family home price was unchanged from a year ago at $1,170,000, while the median condo price decreased 6% to $498,000. Year to date, median home prices are up 3%, while condo prices are flat.
October sales declined 10% for single-family homes and 24% for condos compared with the same month last year, which saw unusually high activity. Year to date, home sales are up 3%, while condo sales are down 5%. Single-family homes continued to sell much faster than condos, with a median of 18 days on the market compared with 47 days for condos.
Inventory remained relatively tight for single-family homes, with 864 homes and 2,680 resale condos available at the end of October. Home inventory was up 5% from a year ago, while condo inventory increased 11%. Months of remaining inventory stood at 3.5 months for homes and 7.6 months for condos.
Competition remained stronger in the single-family market: 34.8% of homes sold above asking price in October, compared with 16.1% of condos. Demand for homes was 14% higher than last year, while condo demand was 5% higher.

Single-Family Homes Selling in Record Time
Single-family homes continued to move quickly in October, spending a median of just 18 days on the market. Months of remaining inventory remained low at 3.5, pointing to continued strong demand and limited supply.
More than one in three single-family homes—34.8%—sold above asking price in October. Demand for homes was 14% higher than last year, underscoring continued competition for available properties.
Although the median single-family home price was unchanged from a year ago at $1,170,000, conditions vary by neighborhood, price point and property type.
“We continue to see a two-tiered market on Oahu, with single-family homes selling in record time this year and condos lagging behind with more than twice the available inventory. Sales were lower in both markets compared to a year ago. However, 34.8 percent of homes sold above asking price, compared to 16.1 percent of condos—underscoring stronger demand and shorter supply for homes.”

Where Single-Family Home Demand Is Strongest
West Oahu continues to show strong demand for single-family homes. Mililani and Pearl City-Aiea have some of the tightest inventory, with 2.0 and 1.8 months of remaining inventory, respectively, indicating very strong demand.
Waipahu also has just 1.8 months of remaining inventory, while West Honolulu has 2.1 months. These lower inventory levels point to a more competitive environment for buyers.
The softest local markets for single-family homes, based on inventory, are East Oahu and Leeward, each with 7.3 months of remaining inventory. Higher inventory levels indicate more available choices for buyers and less competition than in tighter markets.
Resale Condo Market Remains Softer
The Oahu resale condo market continued to face softer conditions in October. The median condo price decreased 6% year over year to $498,000, while sales declined 24% compared with October 2025.
Condos spent a median of 47 days on the market, compared with 18 days for single-family homes. At 7.6 months of remaining inventory, condo buyers have more options than homebuyers.
Even in the softer condo market, 16.1% of units sold above asking price in October. Year to date, condo prices are flat and sales are down 5%.
Inventory also remains elevated compared with the single-family market, with 2,680 resale condos available at the end of October, up 11% from a year ago.
Looking Ahead to 2027
Looking toward 2027, a key question is whether borrowing costs will ease enough to improve affordability. Inflation remains elevated despite economic growth and low unemployment. Mortgage interest rates have moved down in recent weeks, falling from 7.40% to 7.24%, but remain well above the 6.20% rate seen a year earlier.
Lower rates could support increased buying activity, while persistent inflation and a prolonged conflict in Iran could further hamper affordability and suppress market activity. Following the midterm elections, bond yields have moved lower, which could put downward pressure on mortgage rates. It remains to be seen whether that trend will continue into the new year.

Glossary
Active Listings: Count of MLS listings with "Active" status on the last day of the period.
Bid-Up %: The percent of sales that were bid up over asking price in competitive offers.
Days on Market (DOM): Median number of days between listing date and escrow date, for all properties sold in the period.
Months of Remaining Inventory (MRI): The number of months it would take to sell out the current active inventory at the recent rate of sales. A balance point between supply and demand is considered to be around 6 months, so MRI below 6 months indicates more of a seller's market and MRI above 6 months indicates more of a buyer's market.
