Administrative Assistant: Provide assistance with all project services. Serve as POC for incoming visitors, tenants, applicants and have a thorough knowledge of all project, program requirements and lease-related paperwork. Responds to all resident inquiries and work order requests in a professional and timely manner. Directs prospective current clients, tenants, service professionals, etc., to the appropriate staff person who can assist them. Position also requires assisting in the processing of project rental applications and preparation of necessary documents for project move-ins. Assists Resident Manager and Project Administrative Assistant with special projects and administrative tasks.
Responsible for initial certifications and annual recertifications. Coordinate, track, and review responses to compliance audits by the HHFDC, HUD and other housing regulatory agencies and banks in addition to conducting internal audits of resident files to ensure compliance with regulatory agencies. Verify and test eligibility, income, and asset verification of tenant files for applicable housing programs (HUD/LIHTC) for all move-ins, interim recertification, and annual recertification.

Responsible for assisting property managers in their functions of maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the owner’s (client’s) objectives. *Must have Hawaii RE license*
Property Manager, Affordable Housing
Accountable for the management of a portfolio of LIHTC, HUD, HOME, and HMMF funded projects to ensure compliance. Recruit, hire, train, evaluate and appropriately discipline all on-site employees. Manage the delinquency/eviction process as needed. *Must have Hawaii RE license*
Performs a variety of general maintenance tasks, including repairing and maintaining apartments and common areas for three properties (502 & 440 Keawe St/680 Ala Moana Blvd). Completes minor construction projects and skilled trade installations within scope of training and experience.

Resident Manager: Responsible for the physical maintenance and to maximize the financial returns of the project in accordance with the owner’s objectives, Assists the property manager with special projects and administrative tasks, Complies with policies and procedures, Responsible for maintaining the project in safe, attractive, and comfortable conditions, Ensures project compliance with Section 42 Tax Credit, HHFDC, HUD, and HOME policies and any other housing assistance programs specific to the project, federal and state housing laws, fair housing laws, and company policies and procedures, Ensures project staff (if any) performance duties on a timely basis and as required/expected. Assume a leadership role in developing community resources for a range of programs to benefit the tenants, including elderly programs.

Maintain thorough knowledge of the property and provide information to prospective residents. Serve as POC for incoming projects visitors, tenants, applicants and accurately prepare and have a thorough knowledge of all program requirements and lease-related paperwork. Remain updated on changes to affordable housing regulations and requirements. Greet visitors, monitor incoming traffic, qualify prospects, process applications, prepare lease agreements/renewals, identify households with income reporting discrepancies and capable of answering community and tenant related questions. Determine eligibility for occupancy in accordance with all program guidelines.
