As 2026 begins, Oahu’s luxury real estate market continues to set the bar for ultra-high-end living in Hawaii. Limited inventory, irreplaceable oceanfront land, and legacy estates in premier neighborhoods have pushed prices to historic levels—particularly along Diamond Head and Kahala.

A major new mixed-use development may be on the horizon for the Ala Moana neighborhood. Honolulu developer Kobayashi Group has unveiled early plans for a project called 1588 Ala Moana that would blend luxury hospitality, market-rate homes and much-needed affordable rentals.

The Oahu real estate market, which has remained steady throughout 2025, is experiencing a slight lift heading into the end of the year. For the past few months, prices have been elevated, while sales outperformed the typical seasonal trend. For-sale inventory is also decreasing—unusual for the fourth quarter of the year.
