What Happened in the Oahu Real Estate Market in February 2026?

Demand for single-family homes remained steady in February 2026. Inventory continued to tighten, homes entered escrow in just over three weeks, and competitive pressure held firm with one in four sales closing above the asking price. Demand for resale condos was softer, with a longer median market time and more moderate competition.

“It was a steady February for the Oahu real estate market, with modest price growth and early signs of improving conditions for buyers,” said Interim Chief Executive Officer for Locations Chad Takesue. “As mortgage rates stabilize in the low six-percent range, buyers are gaining a bit more purchasing power as we move into the spring homebuying season.”

At just under 6%, mortgage rates are down from last year and recently dipped below this threshold. Lower borrowing costs are providing some relief for buyers, helping to support activity across both home and condo markets.

One in every four Oahu homes sold over the past 12 months was bid up over the asking price. Demand pressures remain widespread across the island. The strongest competition is in home markets such as East Honolulu and Kaneohe, where around 40 percent of homes sold exceeded the list price. West Honolulu and Waipahu also experienced firm demand, with more than one in three sales bid up. Even in softer home markets, including Nuuanu–Makiki and Hawaii Kai, roughly one in four homes were bid up. Competition was lowest on the North Shore, where 18 percent of homes sold above asking.

One in every eight Oahu condos sold over the past 12 months was bid up above the asking price, slightly fewer than last year. In most urban condo markets, fewer than one in 10 condos sold over asking. Competition was strongest in West Oahu, where bid-ups averaged about 25 percent. The highest levels of condo bid-ups were found in Makakilo and Mililani.

Buyers considering a home or condo may want to explore market areas with fewer bid-ups, where they may find greater negotiating leverage.
