About Waiakoa
Waiakoa will foster a walkable, connected neighborhood experience, which will include a 15,000-square foot promenade along Cooke Street and a 25,000-square foot central plaza. With groundbreaking set to begin in 2026 and completion targeted for mid-2029, Waiakoa represents a significant step forward in providing much-needed, high-quality housing options in Kaka‘ako.
The name Waiakoa is a nod to the life-giving waters that once sustained the ancient Hawaiian warriors who protected and cared for their communities. In addition to more than 1,000 homes—60 percent of which will be designated as affordable housing—the project will also include commercial space, expanding retail, grocery and dining options in the community.
Where will Waiakoa Be Located?
Waiakoa will be located at 756 Auahi Street, in Block D of the Kaiāuluʻo Kaka’ako Master Plan by Kamehameha Schools, also known as Our Kakaʻako. The project will sit between the planned Kahuina towers on the Cooke Street side and another affordable housing project, Ulana Ward Village, on the Koula Street side.
How Large is Waiakoa?
Waiakoa will be comprised of two high-rise towers, with parking, more than 1,000 residences, commercial space and green spaces. The project will feature:
- Two 42-story residential towers
- 1,025 for-sale residential units
- Mix of studio, one-, two-, and three-bedroom units
- 68,000 square feet of commercial space
- 40,000 square feet of open-air public spaces
How Much Will Waiakoa Units Cost?
Pricing for Waiakoa units has not been announced; however, 60 percent of the units will be designated as affordable. Approximately 200 units will be reserved for homebuyers who earn up to 120% of the Area Median Income ($166,500 for a family of 4 in 2025), and about 400 units will be reserved for buyers who make up to 140% of the AMI ($194,250 for a family of 4).

Waiakoa residences will be available as studios, or one-, two- or three-bedroom homes. The residences will range in size from 385 square feet to 1,207 square feet. The breakdown of unit types and sizes is as follows:

- 1 bedroom: 386 units | 590-787 sqft.
- 2 bedroom: 357 units | 811-1,051 sqft.
- 3 bedroom: 67 units | 1,207 sqft.
