16 Waipuilani Road Kihei, Maui 96753

Rare North Kihei development opportunity! Build your dream home just a short walk from the beautiful North Kihei beaches, or explore the potential to create much-needed housing in one of Maui’s most supply-constrained communities. This 1.53-acre infill parcel includes an existing 2-bedroom, 1-bath home and benefits from preliminary 4-lot subdivision approval. Conceptual plans contemplate the creation of up to 12 detached residential homes through the subdivision and CPR process, offering a unique opportunity for builders, developers, and investors seeking to help address Maui’s housing shortage while creating substantial value. The property is surrounded by established single-family neighborhoods and is conveniently located near shopping, schools, employment centers, public transportation, Kahului Airport, and Wailea. Extensive due diligence has already been completed, including cultural, archaeological, traffic, environmental, engineering, and drainage studies. Existing residence may provide interim rental income while development plans are finalized. All comments, data is provided by seller or seller's representatives.
