Fellow military member: At the request of Ms. Roud, I will pass on some of my home-buyer lessons in hope that they prove helpful to you:

-Buying a home in Hawaii is very feasible.  Yes, houses in Hawaii are expensive, but OHA is so high that one stands a much better chance of having a mortgage payment below OHA than in San Diego, Seattle, etc.  Military housing is nice (in general) but congested and sorely lacking in the island experience.

-Permissive TAD/TDY for house-hunting is extremely valuable. Even if everything goes right, the closing process takes two or three months.  The base housing office (at least the Navy’s) is aggressive about getting you into base housing. You will get 10 days TLA if you’re lucky.  If you turn down their first offer, you have 5 business days to be out of TLA, however you accomplish that. So if you do want to buy a house and you don’t want to move twice, the second time at your own expense and effort, you will need to be ready to close and move in almost as soon as you arrive. One week on-island is plenty of time to see houses in your “zone,” with time to return for a second look at the finalists later in the week. Like many had told me, once we walked into the house we wanted, we knew it emphatically and almost instantly.

-There are nuances in the Hawaiian market such as lease/holds,, more realtors per capita than anywhere in the U.S., many of them part-timers,  and strict permitting regulations.  It is my opinion that the wisest course is to find a brand-name professional and trust them to do their job.  One can surf the web and find all kinds of properties, but you are likely to waste time and effort on dead-ends and non-starters.  Additionally, once you find a home and move to close and complications arise during the process, you will quickly see the difference between well-trained and motivated professionals and part-timers or hacks.

-Although she didn’t ask me for it, I happily endorse Ms. Roud. I can’t imagine working with a better realtor and I am extremely grateful we lucked into her services.  Same goes for Wells Fargo on the financing end.  After 22 years with Navy Federal as my only bank, I am disappointed to report that Wells Fargo made the VA loan process several orders of magnitude simpler and faster than NFCU.  Email me or call me and I’ll be happy to tell you more details.
