After years of being stuck in political tape, Koa Ridge is finally achieving development and sales are about to begin. First proposed in 2002, Castle and Cooke Hawaii gained the green light in April 2016. The sales of the first homes in Koa Ridge are expected to begin over Summer 2020, and are set for delivery Fall 2020. Over the next decade, Koa Ridge plans to expand out to 3,500 homes and bring as many as 2,500 jobs.
One of the main goals with Koa Ridge is to offer a “Lifestyle Community”, a place where your home isn't just the house you live in. Keeping with this, one of the planned features of this development is Ho'ala Trail. This 7-mile pedway is open to biking and walking, and threads throughout the community to help promote green living. With planned open spaces for exercise and outdoor gatherings, Ho'ala Trail aims to give plenty of outdoors space to enjoy with the family.
In addition, this trail provides car free access to the neighborhood urban-hub, dubbed “The Village”. As it develops, it will grow to feature shopping, dining, and retail opportunities, and may bring as many as 2500 jobs. Koa Ridge also plans to construct a community center, a medical center, and an elementary school.
Starting with their first home in Mililani in 1968, Castle & Cooke have been building residential communities in Hawaii for over 50 years. They work hard to provide Honolulu, Hawaii with residential real estate opportunities. Koa Ridge, a new master-planned community on Oahu, is their latest undertaking.
Koa Ridge Oahu will be located in the Waipio, Oahu community. Nestled near the middle of the island, Waipio has a population of around 12,000 and has been a small suburb just south of Mililani and home to Costco Waipio. In addition, Waipio is also home to the Central Oahu Regional Park - a 269-acre park featuring an olympic size swimming pool, 20 tennis courts and more.
Unfortunately, this area has seen little or no residential development since the 1990s - preventing hopeful residents from moving in.
Koa Ridge is set to change that. In commuting on Kamehameha Highway through Waipio, the evidence is plain to see in the signs of heavy machinery and red dirt being kicked up. Koa Ridge is breathing life into this otherwise sleepy region.
Over the next decade, Koa Ridge expects to build approximately 3,500 homes to service a wide range of homebuyers. Floor plans were recently released for Nanea, a single-family condominium home expected to start in the high $800,000s. So far, these homes are the only ones with floor plans released.
Besides Nanea, the Luana duplex style homes, estimated to start in the low $700,000s, and Malina, the first townhome phase of the project, will be released. While these are the only specifics we have so far, Koa Ridge will offer home types for almost every family dynamic.
Malina will likely offer Affordable Housing (restrictions apply) units for sale starting in the low $400,000s. Approximately 30% of the homes in Koa Ridge should fall under the Honolulu Affordable Housing Requirements. The eligibility requirements are still pending release, but from past guidelines they should apply.
So far, we've seen estimated pricing for homes in a range from the low $400,000s to the high of $1,200,000s, with an added Master Association Fee of $67/mo. These association fees are common in planned communities, where most Oahu residents reside. Koa Ridge sales have begun, with the first deliveries in late 2020. The model homes are also scheduled for late 2020, according to communications with the developer.
The lottery for homes has started and new phases are being announced periodically and has a number of requirements. For starters, Castle & Cooke Hawaii requires a pre-approval letter from one of their designated lenders and an application form in order to purchase
